News – City Centre of Metz
This first Codata Factsheet focuses on the city centre of Metz. The sites taken into consideration are : Metz Shopping Street, Saint-Jacques (Shopping Centre) and Galerie République (Shopping Centre).
Here is an overview of a few significant trends :
Despite a decrease between 2019 and 2020, the vacancy rate rose again between 2020 and 2021. It went from 14% to 15.5%. That is to say an increase of 1.5%.
This trend is in line with the national average (based on the total of sites such as Shopping Streets) since the vacancy rate in city centres has not stopped increasing between 2010 and 2020.
Decrease of the percentage of Retailers
The occupancy rate of Retailers decreased and went down from 42.1% to 39.3% between 2020 and 2021. That is to say a decrease of 2.8%.
The number of “Clothing” shops declined
After being consistently in decline for a few years, the category “Clothing” is no longer the activity with the highest number of shops. First place has been taken by the category “Café-Hotel-Restaurant”. After a period of stagnation, the number of shops in the latter category rose from 98 to 116 between 2018 and 2021. On the other hand, the number of shops occupied by the category “Clothing” dropped from 139 to 110 during the same period of time.
In 2021, there were 10 openings registered in the category “Clothing” (including three openings made by Retailers). While there were 13 openings registered in the category “Café-Hotel-Restaurant” (including one opening made by a Retailer).
